Holly Tree Lodge occupies an attractive corner plot on St Mary's Drive in Sutterton, and is surrounded by established and well maintained grounds filled with colourful plants and flowers.

Many of the bungalow's spacious rooms enjoy dual aspect windows. The accommodation includes three bedrooms, a lounge/diner, breakfast kitchen and enticing conservatory overlooking the partly walled garden to the rear. Built in 2004 the property is well maintained and presented, with outside lighting all around and a security alarm, block-paved driveway leading to the single garage, and attractive double wrought iron railings with vehicular access.

Housing the boiler, the garage has power and light with an up and over door to the drive, while inside the bungalow's rooms have been neutrally decorated with the same style of carpet running throughout.

The conservatory is roomy part of the house with wonderful surrounding views of the rear gardens. It has French doors opening on to the patio and ceramic tiles on the floor.

Dual aspect windows to the front and side elevations create a naturally lit lounge/diner, a spacious room with decorative cornicing, two radiators, television, telephone and CCTV connections.

A living flame style electric fire sits within a marble effect fireplace with wooden surround, and like many rooms at Holly Tree Lodge, the lounge/diner has a high ceiling.

The second bedroom has a large window looking out towards St Mary's Drive, while bedroom three can also be used as a dining room, the rear garden views providing a beautiful backdrop and there being plenty of space for either purpose.

Finally there is a shower room fitted with a white suite comprising a double length shower cubicle, wash basin and toilet, with window to the rear, shaving point and extractor fan, partly tiled walls, and everything in place to install a bath if desired.

Established and mature gardens surround the bungalow offering pretty outlooks from each room, and with different enclosed seating areas to enjoy including a lawned area to the left of the property.

Surrounded by hedging, fencing and a brick wall, this part of the garden also has wrought iron gates to the front and is an unspoilt lawned area with a seating spot at the very bottom, borders full of plants and flowers, and a gate through to the rear garden.

Bursts of colour can be enjoyed here, the borders filled again with plants and flowers, and there being a paved patio area and further paved spot ideal for housing a shed, barbecue, or simply sitting outside with a different perspective of the grounds and bungalow.

Lawn and established borders continue to the right of the property and around to the front, creating a delightful outside space to be enjoyed from any aspect.

Sutterton is a popular village with many available amenities that include two general stores, one of which contains a post office, doctor's surgery with dispensing chemist, restaurant, fish and chip shop, and two churches.

Road links are excellent to the A16 and A17, and there is a regular bus service for Boston and Spalding towns with a local pick up point on Station Road.
